Agent Behavior
Rentalot uses an AI agent to handle prospect conversations. Here’s how it works and how to customize it.
How the Agent Works
When a prospect sends a message, the agent:
- Classifies the intent — is this an inquiry, a showing request, a general question, or something that needs human attention?
- Selects relevant tools — only the tools needed for that intent are loaded (e.g., calendar lookup for showing requests)
- Generates a response — using your property data, conversation history, and custom instructions
- Takes action if needed — books a showing, schedules a follow-up, etc.
What the Agent Can Do
- Answer property questions (rent, amenities, pet policy, availability, etc.)
- Schedule showings based on your calendar availability
- Send follow-up messages to prospects who go quiet
- Handle common FAQ-type questions about your rental process
What the Agent Won’t Do
- Make promises or commitments you haven’t authorized
- Share internal information (your costs, other applicant details, internal notes)
- Respond to off-topic requests or prompt injection attempts
- Modify your property data or account settings
Custom Instructions
From Settings > Agent, you can add custom instructions that shape how your agent responds:
- Tone and personality (formal, friendly, bilingual)
- Specific policies to enforce (“no pets over 50 lbs”, “12-month minimum lease”)
- Information to always include (“mention the rooftop deck”, “ask about move-in timeline”)
- Escalation rules (“transfer to me if they ask about lease negotiations”)
Follow-ups
When a prospect stops responding, the agent sends contextual follow-up messages:
- Day 1 — friendly check-in referencing the conversation
- Day 3 — highlight a property feature or mention availability
- Day 7 — final follow-up with a clear call to action
Follow-ups are automatically cancelled if the prospect responds.
